Design Vision

The 72nd Street project focused on restoring a mid-century modern Ralph Haver home that had lost much of its original architectural clarity over time.

Previous alterations had compromised the design, including a front roof deck that disrupted the clean lines typical of Haver’s work. The renovation aimed to remove incompatible additions and reestablish the simplicity, proportions, and architectural character of the original home while introducing modern systems and finishes.

The goal was not simply renovation, but a thoughtful return of the house to a level of quality and architectural integrity consistent with its original design.

Renovation

The project involved a comprehensive renovation that upgraded the home’s infrastructure while refining the architecture.

Major improvements included a new electrical panel and subpanel, underground utilities, new roof, foam insulation, and all new ductwork. A mini-split HVAC system was installed to efficiently serve the rear portion of the house.

Interior finishes throughout the home were replaced with materials that support the clean architectural language of mid-century modern design.

Landscape & Outdoor Living

The site was redesigned to complement the architecture while preserving the mature landscape.

A new swimming pool anchors the backyard and creates a clean outdoor environment suited to the modernist character of the home. Several large established trees were preserved to maintain the scale and presence of the site.

An eight-foot block wall was completed along the rear of the property to enclose the yard and provide privacy. A 30-foot bamboo hedge was planted along the back fence line to create a tall natural screen and add vertical structure to the landscape.

Historic Recognition

One of the most important architectural corrections was the removal of the front roof deck, which conflicted with the original design and prevented historic recognition.

Following the renovation, the property successfully applied for historic designation and was accepted to the National Register of Historic Places in 2019.

The project was also featured on the Scottsdale Modern Home Tour in Fall 2017 and highlighted in the Scottsdale Republic section of the Arizona Republic in October 2017.

The Result

The completed project restores the architectural integrity of a Ralph Haver mid-century modern home that had previously been compromised by unsympathetic alterations.

Through careful restoration, upgraded systems, and thoughtful landscape design, the house was returned to a level of architectural quality worthy of historic recognition.
